For the seventh year consecutively, Darian company provides you a couple times the Analysis of the real estate market in Romania, being the only comprehensible analysis of the real estate market, at national level, that studies this market on all its segments, i.e.: residential (old apartmentsl new apartmemts, houses/villas), lands (for develoments/agricultural), offices, birocommercial spaces, industrial spaces.

The market analysis Darian provides a detailed study of the 40 cities county seats in Romania, plus Bucharest, this study being achieved taking into account the trading prices/markets rents, these being the most reliable indicator of the real-estate market. For a better visualization of the market a division on geographical area of the 41 cities was made, that are the object of this market analysis. Also, a separate analysis was performed regarding the most important 15 development poles, chosen according to the number of inhabitants (over 125.000) and the real-estate potential and the development perspectives of the real estate perspectives.

According the the market DARAIN SII Analysis, the average trading price of the OLD APARTMENTS, at the level of the 15 development poles, was of Euro 816/sq m, increasing by 3% against the last 6 months and by 9% higjer against the last 12 months. In the top of the most expensive apartments, the first place is occupied by Cluj-Napoca with Euro 1.197/sq m. on the second place being the Capital with Euro 1.051/sq m, followed by Timișoara with Euro 977/sq m and Constanta with Euro 920/sq m.

At the level of small cities (26 cities county seats with a population under 250.000 inhabitants) the trend was similar, the average price registered an increase of around 3% in the last 6 months, being situated at the level of Euro 570/ sq m. Among these, the old apartments were sold with the highest price in Tulcea (Euro 716/sq m), while the smallest price is present in Reșița, where the price for an apartment is 409 €/mp.

As regards THE NEWLY BUILT APARTMENTS, the price also registered a positive development, the average at the level of the development poles being situated at around Euro 899/ sq m. Reported to the last 6 months this increase was of 4% and 7% compared to the same period of 2015. The most expensive new apartments are located in the Capital with an average of Euro 1.270/sq m, followed by Cluj-Napoca with Euro 1.140 sq m, Timisoara with Euro 991/ sq m and Comstanta with Euro 950/ sq m.
As regards the small cities, the trend was similar, the average price registering an increase of around 4% in the last 6 months, being situated under the level of Euro 636/ sq m. Among these, the new apartments were sold with the highest price in Alba Iulia (Euro 792/sq m), while the smallest price is present in Zalău, where the trading price of new apartments is under the level of Euro 511/sq mAs regards HOUSES, the average trading price, the level of the 15 development poles, registered an incrase of around 3% relative to the 6 month period and of around 6% to 12 months, the average of the poles being situated at around Eurp 628/ sq m. Among these 15 cities, the highest prices were registered in the Capital, the average being Euro 912/ sq m, followed by Cluj-Napoca with an average of Euro 855/ Sd, Timisoara with Euro 737/ Sd and Constanța with Euro 717 / sq m.The trend registered on the segment of LANDS WITH AGRICULTURAL PURPOSE was also of increase, the 12 months evolution being of around 10 – 12% for united lands in large surfaces and of around 15-20% at the level of single plots.And at the level of LANDS FOR DEVELOPMENT the same trend was found, i.e. of growth. Thus, the increase relative to the last 6 months was of around 6% and of 12%, relative to the 12 months.
